Florida State Grant — Seniors 60+
My Safe Florida Home Grant: Up to $10,000 for Seniors to Age in Place Safely
A state-funded grant for Florida homeowners over 60 — covering roof reinforcement, impact windows, and structural upgrades that make your home safer for the long term.
If you're a Florida homeowner over 60 and you want to make your home safer — without breaking the bank — the My Safe Florida Home program may be your best option right now.
This state-funded grant provides up to $10,000 to help homeowners strengthen their homes against hurricanes and severe weather. For seniors who want to age in place, that means a safer, sturdier home: a new roof that won't leak, windows that won't shatter in a storm, and doors that hold up when the weather turns dangerous.
As of 2025–2026, over $500 million is available for qualifying homeowners.
What Is the My Safe Florida Home Program?
My Safe Florida Home (MSFH) is a grant program run by the Florida Department of Financial Services, funded to help Florida homeowners reduce hurricane damage risk. It covers specific "wind mitigation" upgrades — roof reinforcement, impact windows, and stronger doors — that make homes safer in storms.
For seniors aging in place, these improvements go beyond storm prep. A solid roof prevents leaks and mold. Impact-resistant windows provide year-round security. A structurally sound home means fewer emergency repairs and more stable, long-term independent living.
How Much Can You Get?
The grant amount is up to $10,000, with two tracks:
Seniors age 60+ with household income at or below 80% of area median income. The state covers the full eligible cost — you don't pay anything upfront.
Seniors age 60+ with household income below 120% of area median income. You pay the contractor upfront, then get reimbursed after a post-completion inspection.
Either way, the grant is real money for real improvements — and unlike a loan, you don't have to pay it back.
Do You Qualify? Eligibility Requirements
To be eligible, you must meet all of the following:
Property requirements:
- ✓
Single-family, site-built home or townhouse; primary residence with active Florida homestead exemption
- ✓
Original building permit issued before January 1, 2008
- ✓
Insured for $700,000 or less — low-income seniors are exempt from this cap
Personal requirements:
- ✓
Active Florida homeowners insurance
- ✓
Age 60 or older (born before July 1, 1965 for 2025–2026)
- ✓
Income verified via your most recent federal tax return (Form 1040, Line 22)
Low-income seniors land in Group 1 — the highest priority — meaning they get first access to funding before any other applicants when a new cycle opens.
What Does the Grant Pay For?
The grant covers improvements recommended by a certified inspector — not general home improvements. Eligible upgrades include:
- ✓Roof covering replacement — Hurricane-rated shingles replacing aging materials
- ✓Roof deck attachment — Enhanced fasteners to prevent blow-off
- ✓Roof-to-wall connections — Hurricane straps anchoring the roof structure
- ✓Impact-resistant windows — Opening protections that hold up in severe weather
- ✓Impact-resistant doors and garage doors — Storm-rated entry protection
Beyond storm protection, these upgrades prevent water intrusion, mold, and structural failure — all major concerns for seniors planning to stay home long-term.
What it won't cover: General home repairs, hot tubs, decks, new construction, or improvements not tied to wind mitigation. You choose any licensed Florida contractor — no pre-approved vendor list required.
How to Apply — Step by Step
- 1
Check eligibility.
Confirm your home meets the property requirements above. Permits issued after 2008 or a missing homestead exemption will disqualify you.
- 2
Request a free home inspection.
Go to mysafeflhome.com and create an account. A certified inspector will visit your home and identify which improvements qualify — at no cost to you, even if you don't end up applying.
- 3
Complete the priority questionnaire.
This short form determines your priority group. Have your most recent tax return ready (Form 1040, Line 22).
- 4
Apply when your window opens.
Senior groups go first. Funding is first-come, first-served within each group — apply the moment your window opens.
- 5
Hire a contractor and get paid.
Low-income seniors (Group 1) are paid directly. Moderate-income applicants (Group 3) pay the contractor upfront and are reimbursed after a post-completion inspection.

Combine It With Other Programs
My Safe Florida Home doesn't prevent you from using other programs simultaneously. Florida seniors may also be eligible for:
Stacking programs across different funding sources is legal and common — it's how some homeowners fund complete aging-in-place renovations at little or no out-of-pocket cost.
